HIG flats in Vasant Kunj, penthouses in Faridabad

A budget of Rs 90 lakh gets you relatively more peace of mind and a few simple luxuries that a budget of Rs 70 to 80 lakh would leave you wanting for; such as premium locations and better furnished houses.

You can get HIG flats of 1,300 sq ft in DDA societies of Vasant Kunj, Jasola, and Siddhartha Enclave. In Alaknanda you can get up to 1,700 sq ft.

Outside the DDA flats, if you can settle for 15-20 years old constructions, there are floors built on 200 sq yd plots in South Extension, and 160 sq yd in East of Kailash. More recent constructions with an area of 1,100 to 1,200 sq ft on various floors can be bought in Kalkaji and CR Park,.

In areas like Kirti Nagar and Rajouri Nagar, you can get newly built floors of about 1,400 sq ft in the premium locations, for example, park facing or corner plots.

In Model Town and Ashok Vihar, 1,800 sq ft apartments are available. In phase II of Ashok Vihar, two to three floors high independent houses built on 80 sq yd plots are an option.

In east Delhi you can get floors of 1,500 sq ft, but these would be luxury apartments in premium locations and would even come with servant’s quarters. In Noida too, 1,000 to 1,500 sq ft apartments can be bought in sectors 62, 61, and 50.

In Faridabad, you can get independent houses of about 1,400 sq ft, built on plots of 300 to 350 sq yd in sectors 21 A & B. Faridabad also offers penthouses of 2,500 sq ft, which have another 2,500 sq ft of open space around.

In Gurgaon, you can buy 163 sq yd plots in DLF and 200 sq yd plots in Sudhant Lok I, but these would not be premium locations. In the HUDA sectors of New Gurgaon, you can get good plots of 300 sq yd.

The luxury apartments in Gurgaon are going for around Rs 6,500 per sq ft, giving you apartments of around 1,400 sq ft. Other apartments usually go for around Rs 4,500 per sq ft, giving you apartments of around 2,000 sq ft.

Chandigarh
Chandigarh tri-city provides ample opportunities to invest in and buy residential property at this budget. In sectors 34, 35, and 36 one can buy a ground floor in an old 14-marla house.

In Panchkula an independent 10-marla old house is available in sectors 15, 16, 10, 12, 12A and 21 in the price range of Rs 75 to 85 lakh.

A newly built independent house is available in these sectors for around Rs 95 lakh. In Sector 21 one can buy a 14-marla plot between Rs 85 to 90 lakh.

In Mohali also a buyer can go for a 10-marla plot in sectors 68, 69, 70 and 71 for anything between Rs 75 to 80 lakh. Newly built 10-marla houses are available in phase X, XI, and sectors 68 and 69. Also, in sectors 68 and 69, a 12-marla plot is available for Rs 90 Lakh.

Independent duplex flats are available in high income group (HIG) apartments in the Modern Housing Complex, Manimajra.

One can also have a triple-storey in Rs 85 to 90 lakh in the MHC Manimajra. HIG flats are also available in Sector 39B. In this budget one can buy a ground floor flat with four bedrooms, drawing dining and a garage in this sector, says Arora.
